Hangar Development/Construction Procedures

r  Negotiation of Mutually Acceptable Lease Agreement

r  City and all required departments to approve preliminary conceptual master plan for future construction

r  Meet with City’s Public Improvement Review Process Departments

r  Finalize all necessary loan documents

r  Survey of property, to include each of the following:  

r  Meets and bounds description and plat

r  Topographical survey and drainage analysis of site and surrounding area

r  Location of all underground utilities or obstructions

r  Location of all above ground obstructions, such as poles, signs, pavements, fire hydrants, manholes, etc.

r  Location of all easements, right of way, clear zones, and building restriction lines

r  Obtain Soils Analysis in proximity of proposed construction site

r  City to approve survey

r  Survey of Phase I construction to be attached to Lease Documents

r  Civil Engineer to prepare drainage and grading plan adhering as close as possible to Master Plan as submitted in the RFP Response.

r  Master Plan approved by City, Airport Manager and Airport Board

r  Complete Required FAA Construction Form for Airspace Study

r  Civil Engineer to prepare water and sewer (utility) design for construction site.

r  Master plan altered as necessary to comply with drainage design

r  Structural Engineer to begin paving and slab design

r  Metal Bldg Mfg & Door Mfg to design bldgs & place into production

r  Sub-Contractor bid process

r  Award of Sub Contracts

r  Press Release & Mass Mailer to Aviation Market 

r  Develop advertising campaign

r  Web page development

r  Plan Construction Schedule

r  Builders Risk and Liability Policy (activate)

r  Scope of Construction Work

r  Submit Plans for Bldg Permits
